Entrust a professional to represent "YOU" when purchasing
a home. Seller Agents and On-Site Agents represent their
clients and not "YOU".  It is in their interest and duty to serve
their clients. They will not provide you a service that you
rightly deserve. "YOU" will NOT be their primary concern
when they write a contract, negotiate (if any), and advise
you on procedures on purchasing your new home.

I will represent "YOU" and "YOUR INTERESTS".  "YOU" will be
my number one priority.  I will take you step-by-step and
explain all procedures to you.  I will research, give you a
thorough analysis, and advise you through the decision process of purchasing your
dream home.  I will take the time to ensure that you understand each paperwork
you sign to make your transaction complete.
Time is Money
I will directly email you homes that meet your specific requirements so that you will
not have to spend endless hours doing property searches on the internet.  You will
be the first to know when a home, that meets your criteria, comes out on the
market.  

I will help you filter through the homes.  I will research the history of the home, look
at the elevation and location of the home - backs to main road, new freeway or
road extension pending, next to EMF towers, etc.  I do not aimlessly drive you from
home to home and waste your time.  Time is money and I respect your time.  Thus, I  
research all the homes of your research and you decide if the home is "worthy" to
be seen.  A home is an Investment.  If you cannot sell it after you buy it, it is not a
"worthy" investment.   This process eliminates wasting "Your" time looking at homes
that would not be a wise investment for you.  Remember always that purchasing a
home is an investment.  Thus more the reason to have a Buyer Agent working for
YOU.

I will make all needed appointments.  I, or my team member, will be in attendance
at each inspection, meeting(s) and at the closing table to ensure that "You" are
represented at all times.  

The Service does not stop at the closing table.  The excellent individualized
customer service you had during the real estate process will be a life long
dedication to you, your family and friends.

Most Asked Question:
If I don't use an agent in buying a home, won't I be saving
money since I do not have to pay the Buyer Agent commission?

This is a very common belief of many home buyers.  However, the true answer to this
question is, "In most cases, No!"  Most homes that are listed For Sale with an agent
have a signed Listing Agreement.  The home owner hires a Listing Agent for an
agreed commission rate - #%.  From the agreed upon commission rate (#%), the
Listing Agent then designates the % of commission the Selling Agent (Buyer Agent)
will receive from the total commission.  YES, even in New Home Communities.  Thus,
in most real estate transactions, the Seller pays both Listing and Selling Agent.  Most
Buyers are not charged a fee; rate; commission to have representation for their
home purchase.  

If the Buyers do not have an agent, the Listing Agreement has already been signed
between the Listing Agent and Seller.  Sellers already agreed to pay the Listing
Agent the full commission of #% and it was the Listing Agent that designated the %
to be given to the Buyer Agent.  If there is no Buyer Agent, the Listing Agent gets
100% of the commission.  Meanwhile, the Buyers are thinking that they got the
Buyer Agent commission.  False.  The truth is that the Buyer bought a home with NO
representation and has a false sense of savings.

Most importantly, Buyers bought a home with no professional assistance in
researching the homes SOLD, Contingent and Pending in the area.  Also, the history
of the home list price, Days on Market, etc.  Details that are vital in negotiating and
getting leverage for your offer.  Yes, city, county and popular real estate sites do
post past sales in the area, however, in TEMPO MLS (a membership website), agents
are required to disclose financial concession, etc.   This information affects the true
SOLD price of the homes that are NOT disclosed in other websites.  I have seen
financial concessions of over $10,000 on new and re-sale homes.  I personally
believe that when buying a new home from a Builder, it is MORE important to have
an agent because Builders are always giving out incentives.  TEMPO MLS is where
real estate agents and appraisers go to for thorough research and analysis.  Buyers
do not have access to this without the assistance of an agent.  TEMPO MLS require
the Listing Agents to disclose this information.  This information can be worth
thousands of dollars.  I have seen $50,000 in FREE Upgrades being given by Builders
one month and then in the following month, only $10,000 being given.  Don't you
want to know what others got so you can get the same or even better benefits?
(Remember, the Listing Agent works for the Seller.)

So the True Question is:
  Why buy a home without representation when you can have a
professional real estate agent that will
take care of YOU?  Plus, in
most cases,
Sellers pay the Buyer Agent and Buyers don't.
